Second floor with lift, sea-facing terrace, garage space and storage room included, built in 2002. Sold directly by the owners, with no estate agent. Summers in the low 20s °C
The Rías Baixas sit in a maritime microclimate: August averages 25 °C / 77 °F, nights fall to 17 °C, and the Atlantic keeps the heatwaves that now scorch Andalusia and Arizona off this coast. Green year-round, no air-conditioning required.
€4,487 per m² on the beach
This apartment's asking price works out at €4,487/m² (September 2026). Comparable beachfront asking prices on the Costa del Sol are typically several times higher. Vigo is a working city region — university, port, car industry — rather than a resort strip that empties in October.
20 min to an airport, 30 to Portugal
Vigo–Peinador airport is 16 km away; Porto's international hub — with direct flights to New York, London and Toronto — is 1 h 45 by motorway. Madrid is 4 hours by high-speed train from a station 7 km from the door.
Light, a long terrace, and the sea across the avenue
The apartment sits on the second floor of a 2002 building at Avenida de Samil 61, directly opposite Vigo's best-loved beach. The living-dining room runs to full-height glazing, so the sea and the promenade become part of the room; the terrace off it is where the day actually ends.
Behind that: a separate kitchen, two double bedrooms with fitted wardrobes, and two full bathrooms. Timber joinery, plank floors, lift access, a deeded garage space and a storage room — all included in the asking price.
Resale, good condition. Central oil-fired heating. Energy consumption 382.6 kWh/m² per year. Sold privately by the owners — no agency, no buyer commission.

Run the numbers in your own currency
Mid-market rates, refreshed each time this page loads. Move the slider to model an offer, and see the all-in figure including Galician transfer tax, notary, registry and legal fees.
At the €350,000 asking price the all-in cost is about €389,000: €31,500 transfer tax, €1,750 notary, €1,400 registry and €4,235 legal fees.
Indicative only. Galician transfer tax (ITP) on resale property is applied to the higher of price or reference value; reduced rates exist for under-36 buyers and for primary residences. Confirm figures with an independent Spanish lawyer before offering.
These are estimates, not quoted figures. They assume a non-resident owner using the apartment part of the year, no letting activity, and the community-fee band typical of a lift-and-garage building of this size in Navia.
We hold the actual IBI receipt and the last three years of community-of-owners accounts — ask and we will send them, so you can price the holding cost from the real documents rather than from this table.

Spain's north-west corner, one hour above Portugal
Galicia is the green shoulder of Iberia, facing the Atlantic. Vigo is its largest city — 300,000 people, a deep-water ría, and Samil is its beach. Zoom out and back in:

Getting there, and getting out
Within a 10-minute walk
The Camino passes the door
The Camino Portugués da Costa — the coastal route from Porto to Santiago — runs the Samil seafront on its way north. Every spring and autumn, pilgrims walk past below the terrace. Santiago de Compostela is four walking days, or one hour by car.
Mediterranean light, Atlantic temperature
The rías are drowned river valleys, sheltered from the open ocean and warmed by the Gulf Stream. The result is one of Europe's mildest year-round climates: frost is rare, August rarely passes 30 °C, and the rain arrives politely in winter — which is why everything here is green in July.

A Celtic corner of Spain devoted to living well
Here, living well is a centuries-old tradition. Galicia has its own language, bagpipes, and a rich history carved into granite villages and Roman walls. It also offers, by common agreement, the best seafood in Europe and the exceptional wines to go with it. This is Spain for people who prefer oysters and oak forests to sangria and sunbeds.
A real city, not a resort
Vigo runs on shipbuilding, fishing, a Stellantis car plant and a university of 20,000 students. Shops stay open in February. Healthcare is public, excellent and 10 minutes away at Álvaro Cunqueiro hospital.
English goes further than you'd think
Vigo has an international school, a growing remote-work population and direct ties to Portugal. Locals speak Galician and Spanish; younger residents and professionals commonly speak English.
Portugal as a second country
The border at Tui–Valença is 30 minutes down the A-55. Porto, its airport and the Douro valley are under two hours. Two countries, one weekend, no passport queue.
How an American or British buyer does this
Non-residents can buy property in Spain freely — there is no restriction on nationality and no residency requirement. Buyers in your position typically complete in six to ten weeks, and many sign remotely by power of attorney without a second flight.
Can I get residency by buying?+
Spain's golden visa scheme for property investors closed in April 2025. Buying a home does not itself grant residency, but owners commonly use the non-lucrative visa or the digital-nomad visa, and UK/US citizens can visit visa-free for 90 days in any 180.
Can I let it out when I'm not there?+
Long lets are straightforward. Short-term tourist letting in Galicia requires registration with the regional tourism registry and, since 2025, a national rental registry number; community-of-owners rules also apply. We can introduce you to a local manager who handles both.
What do I pay every year?+
Municipal property tax (IBI), building community fees, utilities, and — for non-residents — an annual non-resident income tax return, even if the property sits empty. Budget roughly €2,500–€3,000 all in.
Can I get a mortgage as a non-resident?+
Yes — Spanish banks typically lend 60–70% of value to non-residents, at fixed rates. Many overseas buyers at this price point pay cash and refinance later.
Do I need to speak Spanish?+
Not to buy. The whole transaction can be handled in English with a bilingual lawyer; the notary will provide a sworn interpreter or a dual-language deed if you prefer.
Is the price negotiable?+
We will consider any serious offer — and with no agency between us, you are negotiating directly with the people who own it. Taxes on the transaction are not included in the €350,000 asking price — use the calculator above for the true landed cost.
